Two big things happened in 2025 that are helping buyers right now:
Mortgage rates came down. Rates dropped by almost a full point over the past year. I know that doesn’t sound like much, but on a $400,000 home? That could mean a couple hundred dollars less on your monthly payment. That adds up.
There are more homes to choose from. The number of homes for sale went up by about 15% in 2025. That means less competition, fewer bidding wars, and you’re not fighting ten other buyers for the same house anymore.

What Does This Mean for You?
If you couldn’t afford to buy before, it’s worth taking another look. Between the lower rates and more homes on the market, you might be surprised at what’s possible now.
Now, I’m not saying it’s easy out there. Long Island still has crazy high property taxes, and prices haven’t gone down — they’re just not rising as fast. But things are headed in the right direction.
Should You Wait for Rates to Drop More?
Here’s my honest take: don’t try to time it perfectly. Rates might dip a little more. Or they might go back up. Nobody really knows.
What I do know is this — when rates drop a lot, more buyers jump in. And that means more competition. So if you find a home you love at a payment you can handle, that’s a win.

The 2026 market is looking better for buyers than it has in a while. If buying a home is something you’re thinking about, now’s a good time to start getting ready. Check your credit. Talk to a lender. Figure out what you’re comfortable spending each month.
